Philip Kinsella, the founder of Fire Door Surveys Ltd, is a qualified Fire Door Inspector, Building Surveyor, and Construction Law expert. With more than 25 years of experience in the Construction and Engineering sectors, Philip has dedicated his career to ensuring building safety. In response to the Grenfell Tower tragedy and the changes in fire safety legislation, he founded Fire Door Surveys Ltd to provide expert advice and services that help building owners and operators meet their fire safety responsibilities. His deep understanding of both fire safety regulations and construction law makes him a trusted advisor to clients seeking to protect their properties and ensure compliance.

What you need to know
The Fire Safety (England) Regulations 2022 requires that buildings are equipped with suitable fire precautions, particularly in communal areas, to ensure safe evacuation during a fire. These regulations highlight the importance of fire doors in preventing the spread of fire and smoke.
Regulation 10 emphasises that fire doors must be kept in good working order. Wear and tear, damage, or defects can compromise their ability to perform effectively. To ensure compliance:

If the top storey of a building is over 11 meters in height (typically more than four storeys), the Responsible Person must check all flat entrance fire doors at least once a year.

Fire doors in communal areas must be inspected every three months.
